When I was a New Repair Co. in Florida, I did some cold calling out of the phone book...Perhaps get a map and target a couple people on each street...I tell you what, I was amazed and perhaps LUCKY...On one block I interested 2 realtors and 1 Association Mgr...Especially the Realtors, they , I should say "we" are a network and generally refer to each other...Vacant properties need tending to......The trick is be patient and eventually you'll have more than you expected...Good Luck
