questn

I do not often hire subcontractors. If there is masonry work to do I give my client the name of the mason and offer to meet with the mason to explain the job if they would like. I have tried meeting the mason first but hate wasting his, and my time, to get a price for a job only to have the client hire someone else or not do the job. I also do not like the concept of taking responsibility for someone else's work who may or may not care about the project as a whole.

As I learn to recognize reputable and trustworthy contractors and take on more clients who don't have the time, or interest, in meeting with other contractors I see the need to hire more subs. However, I haven't a clue how to mark up their services to compensate for my time managing the project.

What are your methods for charging to manage a subcontractor who does work in the following price ranges?

Under 1000
3-5000
10-15,000
over 20,000

Thanks!!!
