Convertible pants

If this is not the appropriate forum, too bad.

I prefer pants with a 35" inseam, and shorts with about a 12" inseam. Now, what I am looking for but unable to find is convertible pants, breathable or quick-dry, having a 12" inseam when shorts. Ideally the zip-off portions would have vertical zippers on the lowest 10" to make it easier to slip them over shoes or boots.

I googled as many phrases as I could think of, but, alas, no luck. Could someone point me in the right direction?

I have seen these types of pants. The store called REI has them. I searched and found them as 'convertible hiking pants'. Look to be made of a tough, manmade fabric. And they have the side zips on the lower portion for easy off.

I have a crew member with similar pants. More than likely he found them at Academy or even Wal-Mart.
