commercial contacts

The past two days, Ive spent some time on my two counties auditors web site pulling down contact info for commercial building owners with the intention of adding them to my monthly mailings. Im having a dilemma though.

For most small medical buildings, non corporate appartments, and small office/retail buildings, it seems to be rather straight forward as to who is the decision maker.

However, for the stand alone commercial facilities, im at a cross roads. Usually the owner on record is not listed as holding a position with the business and at times there are even oddly named LLCs owing the buildings.

My dilemma is this: do I mail to the building owner of record or search out the facilities manager at the company and mail to them? Im tempted to do both but that can get expensive over time. Thanks.

It's time consuming, but you can go into each lobby of the building you want to inquire about and generally there is an information number for leasing. Sometimes the leasing office is the same as the management office. Ask them who manages the building and makes the decision. Often times just mailing the owner will not get you to the decision maker depending on if they're just investors and hand management off to someone else.

I have not looked into buying lists for this, and I'd have to imagine the lists would not be very good since there is no way for a list maker to know who within the business makes the decision. The decision maker changes regularly based on the size and organizational structure of the business, how it is staffed, etc. Smaller companies tend to have more change than larger companies that have purchasing or supply chain type offices.

i always used to laugh at some of the LLC's names that people used to own their properties. We didn't do all of his work but one guy we worked for a lot had over 400 properties and each one was its own company. we used to be a member of http://www.boma.org/ its a little pricey but their mailing list's they could offer you is awesome..
