Whatever warrany you offer, I personally think it should be an add on line item with a price. If you don't guaranty anything, that n my opinion does not get any better from a contractors standpoint. It completely releases you from the problems so you can move about the business as you need to do.. If a person is willing to pay extra for that guaranty, you make more money, and you are still on the hook if you have a failure.
Now if competition offers a guaranty, if they are smart, they have a ton of exclusions listed. Those exclusions however, are usually what brings lawsuites, because in this country we can file whatever frivelous piece of nonsense we feel justified by doing, no matter weather it is ridiculous or not. The sad part is you have to defend all that crap which costs money in court. More times than not, it is cheaper to fix what problems someone has and move on.
We exclude all natural disasters such as earthquakes and floods in our contract weather a person pays for a guaranty or not. We also guaranty in writing that all concrete we pour will crack within 2 years, or we buy the client dinner at a 5 star restaurant. Cracking is an inherent problem, as is coloration. All color will fade. That's a given.
